Winter Garden and Horizon West stayed active with more listings and more deals

Thank you for checking in. If you've been watching the market and wondering whether buyers are still out there, here is what the numbers actually show for Winter Garden, Horizon West, Windermere, and Ocoee in the three months ending August 31, 2026.

Sales rose even as inventory grew

More homes for sale did not slow buyers down. The Real Estate Data Aggregator counted 1,146 homes sold across the primary market, up 10.8% from the same three months a year before. At the same time, homes for sale rose 6% to 1,574. Both sides of the market grew together.

Pending sales tell you where the market is headed. The Real Estate Data Aggregator counted 1,123 pending sales across the primary market, up 1% year over year. Buyers kept moving even with more choices in front of them.

How each ZIP code read

The market is not one number. Each ZIP code has its own pace, price, and story. Here is how they compared in the same three months.

ZIP 34787: Winter Garden and Horizon West

This is the biggest ZIP in the primary market by volume. The Real Estate Data Aggregator counted 546 homes sold, up 10.8% from a year before. Pending sales rose 10.7% to 567. That combination means the pipeline stayed full even as new listings climbed 10.2% to 721.

The median sale price came in at $606,000, up 3.6%. Homes spent a median of 42 days on market, one day less than the year before. Sellers received 97.8% of list price on average, up 0.4 points. Nearly 1 in 10 homes sold above list. Months of supply held at 4.3, down slightly.

One more number worth noting: 31% of homes in 34787 went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That is up 4.6 points from a year before. About 3 in 10 sellers did not wait long at all.

ZIP 34786: Windermere mailing address area

A note before the numbers: many homes with a Windermere mailing address sit in unincorporated Orange County, not inside the Town of Windermere. The ZIP 34786 numbers below cover that broader area.

The Real Estate Data Aggregator counted 192 homes sold, up 7.3%. The median sale price was $885,000, up 3.5%. Homes spent a median of 51 days on market, 5 days longer than a year before. Sellers received 96.1% of list price on average. Months of supply held at 4.3, unchanged from a year before.

Homes here took longer to sell than in 34787. That is honest. But more homes sold, and prices still moved up. The 51-day median is worth knowing if you are setting a timeline.

ZIP 34761: Ocoee

Ocoee is its own market, next to Winter Garden but not the same. The Real Estate Data Aggregator counted 188 homes sold in 34761, up 18.2% from a year before. That was the largest percentage jump in sales of any ZIP in the primary market. The median sale price was $432,500, down 4.9% from a year before. More homes sold, but at lower prices.

At 2.6 months of supply, Ocoee had the least inventory of any ZIP in the primary market. Sellers received 98.6% of list price on average, the highest ratio here. Prices dipped, but demand held up.

ZIP 34734: Gotha area

This is a small ZIP by volume. The Real Estate Data Aggregator counted 16 homes sold in the three months ending August 31, 2026, up 6.7%. The median sale price was $612,500, up 13.4%. Small sample sizes can move percentages quickly, so read those figures with that in mind.

ZIP 32836 and 32819: Dr. Phillips area

These two ZIPs sit in the Dr. Phillips area, which is its own market. Do not group it with Windermere or any other area nearby.

In 32836, the Real Estate Data Aggregator counted 82 homes sold, down 12.8% from a year before. The median sale price was $980,000, up 14%. Months of supply rose to 5.8, the highest of any ZIP in the primary market. Homes took a median of 43 days to sell, 11 days less than a year before. Pending sales fell 21.5%.

In 32819, the Real Estate Data Aggregator counted 122 homes sold, up 29.8%. The median sale price was $522,500, up 2.9%. Months of supply fell to 5.1, down 2.2 months from a year before. Homes took a median of 52 days to sell, 7 days longer than a year before. Nearly 3 in 10 homes went under contract within two weeks of listing.

What the national picture adds

The National Association of Realtors reported national housing supply reached 4.9 months, the highest level in over ten years. The primary market's 34787 and 34786 ZIPs both came in at 4.3 months, below that national figure. Ocoee at 2.6 months was well below it.

Freddie Mac put the average 30-year fixed mortgage rate at 7.40% as of October 8, 2026. The 15-year rate averaged 6.73%. Rates above 7% are part of why some buyers are taking more time. That shows up in the longer days-on-market figures in some ZIPs.

Nationally, existing-home sales fell 2.0% month over month in August 2026, according to the National Association of Realtors. Year to date through the first eight months of 2026, they were up 1.6%. Our primary market's 10.8% jump in sales outpaced that national year-to-date figure.

What this means if you are selling

More inventory means buyers have choices. That is honest. But demand kept pace. Sales rose, pending sales rose, and sale-to-list ratios held firm or improved in most ZIPs. Pricing your home well still matters more than it did two years ago.

Days on market varied from 40 in ZIP 34734 to 52 in ZIP 32819. One street can read differently from the whole ZIP. If you are thinking about selling, the ZIP code average is a starting point, not the answer for your home.

What this means if you are buying

More homes for sale is real. But in 34787, 31% of homes went under contract within two weeks. In 34761, 28.1% did. More options did not mean a slow market in those areas. Know your ZIP before you set your pace.

If schools matter to your decision, verify the current zone for any specific address with Orange County Public Schools. Zones here change as new schools open, and a mailing address does not confirm a school assignment.
