West Orange County closings rose faster than listings

Thank you for checking in on the market. I know a lot of people right now are watching rates and wondering whether buyers are still out there. Here is what the numbers actually show for West Orange County.

The one number that tells the story

The Real Estate Data Aggregator counted 1,184 homes sold across West Orange County in the three months ending July 31, 2026. That is up 9.3% from the same three months in 2025. New listings over the same period rose just 3.4%, to 1,537. Sales grew nearly three times faster than new supply. That gap is what keeps well-priced homes from sitting.

For context, the National Association of Realtors reported 4.9 months of supply nationally, the highest in over ten years. West Orange County as a whole is running below that pace. That difference matters for sellers here.

How each ZIP code read in the same period

The market-wide number is a starting point. Each ZIP code tells its own story, and a few of them move in opposite directions.

Ocoee's median price slipped 3.3%, according to the Real Estate Data Aggregator. That is a real move, and sellers there should know it. At the same time, homes sold 11 days faster than a year ago, and supply sits at just 2.9 months. Buyers are still active. Pricing is just doing more of the work.

ZIP 34787 covers Winter Garden south of SR 50, including Horizon West. It is the busiest ZIP in the market. The Real Estate Data Aggregator counted 550 closings and 582 pending sales. Nearly 1 in 3 homes went under contract within two weeks of listing, up 4.7 points from last year. New listings rose 11.6% here, yet demand absorbed them.

ZIP 32836 covers the Dr. Phillips and Sand Lake Road area. The Real Estate Data Aggregator shows a 27.1% jump in median sale price, to $937,500. Median days on market fell 19 days, to 23. More than 1 in 3 homes went under contract within two weeks. That is a meaningful shift from a year ago.

ZIP 34786 includes many homes with a Windermere mailing address. Most are in unincorporated Orange County, not inside the Town of Windermere. The Real Estate Data Aggregator shows the median sale price rose 5.3%, to $879,950. Supply tightened slightly and homes sold faster. New listings held flat, while closings rose 13.8%.

ZIP 32819, also in the Dr. Phillips area, saw closings jump 44.6% while new listings fell 18.1%. The Real Estate Data Aggregator shows months of supply dropped 3.4 months in one year. Median days on market is 48, a little longer than most ZIPs here, and price slipped 0.5%. More buyers, fewer choices, but sellers still need to price carefully.

34734 (Gotha area): a small ZIP worth watching carefully

ZIP 34734, the Gotha area, is a small ZIP. The Real Estate Data Aggregator counted only 10 sales in this period. Small counts move percentages sharply, so read this one with care. Supply rose to 6.1 months, the highest in the market. That is above the National Association of Realtors' national figure of 4.9 months. Pricing and patience matter most here right now.

What rates are doing nationally

Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. The 15-year fixed averaged 6.60%. Realtor.com noted that rates crossed 7% in late September for the first time since January 2025. That is a real cost for buyers, and it is part of why pricing your home accurately matters more than ever.

Nationally, Realtor.com reported active listings up 6.3% from a year ago. West Orange County's inventory rose 3% over the same comparison, according to the Real Estate Data Aggregator. Local inventory is growing more slowly than the national pace. That is a meaningful difference for sellers here.

How speed looks across the market

One of the clearest signs of demand is how quickly homes go under contract. Here is where each ZIP landed on that measure.
